- New Home -
- Submit Request on this site, for a formal "Quote & Agreement". It will come to you in email for you to review & eSign.
- Credential Approval - New construction inspection (predrywall / final) requires builder approval of credentials. Please include my email on thread & share my site link. My site has my credentials (License, Certification, Insurance) at the bottom.
- For Inspection, we require from the builder following items that you can work with the builder to ensure.
- Home fully ready without limitations.
- Door access (key/code) so we can open/close.
- Timeslot
- PreDrywall is 1.5 hours - (1 hour inspection, 30 min walkthrough).
- Final inspection is 2.5 hours - (2 hour inspection, 30 min walkthrough).
- Utilities on
- Thermostats unlocked.
- Re-Sale Home -

- Timeslot
- Inspection is 2.5 hours - (2 hour inspection, 30 min walkthrough).
- Utilities on
- Thermostats unlocked.
- Radon is a colorless, odorless, heavy gas which is bi-product of uranium decay.
- It comes in the house from the ground through cracks of the concrete plate. Even minutest cracks are good enough to bring in the gas.
- As the homes are closed, it accumulates in the house.
- As the gas is heavy, it makes concentration near the floor of lowermost level.
- Both basement & slab homes are vulnerable, only difference being in basement it accumulates on the floor of basement and in slab, it accumulates on floor of 1st floor.
- The gas disperses out when you open doors and windows.
- We measure the radon levels over 48 hrs and provide table-plot report.
- Per EPA
- Acceptable level 0-2 pCi/L
- Borderline level 2-4 pCi/L
- High level 4+ pCi/L
- If high level is detected, radon mitigation system can be installed to ensure low radon levels.
Disclaimers -
- Point-In-Time - Home Inspection is for a Point-In-Time & NOT a Home Warranty, which goes for period in time.
- Functional & Structural aspects - Inspection is NOT about cosmetic items such as paint imperfections OR scratches on floor.
- Best attempted issue list - Home inspection is an attempt to find as many issues as possible in a given timeslot & NOT 100% of issue list.
- Limitations to reach are skipped - We don't move furniture OR appliances to look behind.
- Work-In-Progress are skipped - In a new construction, if something is still being worked on it will be skipped.
- Cost number - For re-sale, I tend to give ball park cost numbers for planning/negotiation purpose. However those are un-official, ball-park and only a guesstimate.
